Landlord Gas Safety Report (CP12)

The Gas Safety (Installation and Use) regulations 1998 deal with the Landlords obligations to ensure that any gas appliances, fittings and flues within the property are safe. It is the responsibility of the landlord to ensure that all gas appliances, pipe work, meters and flues are maintained and are working safely. In order to do this Landlords must have a full safety inspection (CP12) of all gas appliances in the property every 12 months. This must be completed by a registered Gas Safe engineer

Plymstock Plumbing and Heating Gas engineers are Gas Safe Registered and can provide you with a complete gas safety check and a fully legal Gas safety form in conjunction with the annual appliance service.

A CP12 is a visual check and functional test of all gas appliances and their safety devices. This is not an annual appliance service.

This form must contain the following:

Description of and the location of each appliance or flue checked
Name, registration number and signature of the individual carrying out the check
Date on which the appliance or flue was checked
Address of the property at which the appliance or flue is installed
Name and address of the landlord (or his agent where appropriate)
Any defect identified and any remedial action taken
Statement confirming that the safety check completed complies with the requirements of the Gas Safety (Installation and Use) Regulations 1998
Engineers may also check for the following:

Check that there is a flowing supply of fresh air to the burner.
Check of all safety and failsafe devices to ensure they are functioning and protecting you properly.
Check of the ventilation systems to ensure sure that fumes and emissions are being safely removed to outside the property.
Check appliance(s) to ensure that gas is being burned properly and completely, i.e. no carbon monoxide emission.
Readings of standing and working pressure of appliances.By law a CP12 must be completed annually by a registered gas safe engineer. Once the property has been passed it must be presented to tenants within 28 days certification and to all new tenants when signing tenancy agreements.These checks must be conducted annually but do not include an advisable annual service of the gas boiler and appliances.
